Abstract

Investicije su bitan čimbenik potreban za rast i razvoj poduzeća, a jedan od načina njihova financiranja su zajmovi. Rastom neizvjesnosti, stalnim i brzim promjenama i kompleksnošću poduzeća i njegova okruženja, zajam u svrhu poslovnih investicija s vremenom može postati teret za poduzeće i ugroziti njegovo poslovanje. U radu je predstavljeno nekoliko modela financiranja investicija kao što su klasični i alternativni modeli amortizacije zajma. U klasične modele ubrajaju se model amortizacije zajma s nominalno jednakim anuitetima i model amortizacije zajma s nominalno jednakim otplatnim kvotama. Izabrani alternativni modeli su model amortizacije zajma s fiksnim omjerom anuiteta i neto učinaka, model s izborom početnih parametara te model s periodičkim preskakanjem plaćanja anuiteta. Svrha uvođenja alternativnih modela amortizacije zajma u širu primjenu je usklađivanje dinamike otplate zajma s financijskim rezultatima poduzeća. Ovakav pristup zahtjeva analiziranje te prognoziranje rezultata i primjenu matematičkih modela što ga čini kompleksnim. Cilj rada pokazati je da su alternativni modeli amortizacije zajma bolje rješenje u dužničko-vjerovničkom odnosu te istaknuti prednosti i nedostatke svakog od modela. U radu su izrađeni otplatni planovi za svaki od predstavljenih modela na primjeru turističkog poduzeća, a korištene su metode financijskog modeliranja.

Abstract (english)

Investments are a crucial factor required for the growth and the development of companies, and one of the ways to finance them is through loans. With the growth of uncertainty, constant and rapid changes, and the complexity of businesses and their environments, a loan for the purpose of business investments can over time become a burden for the company and threaten its operations. In this paper several models for financing investments have been presented, such as the classical and the alternative loan amortization models. The classical models include the loan amortization model with nominally equal annuities and the loan amortization model with nominally equal installments ratios. The chosen alternative models include the loan amortization model with a fixed ratio of annuities to net effects, the model with the initial parameter selection and the model with periodic annuity payment skipping. The purpose of introducing alternative loan amortization models into wider use is to align the loan repayment dynamics with the financial performance of the company. The approach like this requires analyzing and forecasting results and applying mathematical models, which makes it complex. The aim of the paper is to demonstrate that alternative loan amortization models are a better solution in the debtor-creditor relationship and to highlight the advantages and disadvantages of each model. The paper includes repayment schedules for each of the presented models using the example of a company from tourism sector. These schedules are created using financial modeling methods.
