Abstract

Cilj istraživanja ovog završnog rada je razumijevanje tržišta nekretnina na Jadranu kako bi se identificirale investicijske prilike i razumjela dinamika tržišta. Rad može doprinijeti tome da se investitori, agencije za nekretnine i drugi dionici bolje pripreme za donošenje strateških odluka. Analiza prodaje nekretnina i kretanja cijena pruža uvid u potražnju, perspektive rasta i potencijalne izazove s kojima se susreće to tržište. Saznanja stečena u istraživanju nekretnina na Jadranu, kretanju cijena takvih nekretnina i strukture njihovih kupaca omogućuju sagledavanje ključnih trendova i dinamike tržišta nekretnina na tom području. Istraživanje je otkrilo da unatoč fluktuacijama, tržište nekretnina na jadranskoj obali zadržava dinamičnost i privlačnost za kupce. Dok su cijene nekretnina bilježile rast, posebno na obali, trendovi su ukazivali na sporiji rast u odnosu na prethodna razdoblja, što je povezano s ekonomskim i klimatskim čimbenicima. Struktura kupaca pokazala je značajan interes stranih državljana, s naglaskom na susjednim zemljama, ali i širim međunarodnim tržištima. Ključni izazovi uključuju smanjenje domaće i inozemne potražnje, kao i povećanje kamatnih stopa.

Abstract (english)

The aim of this final thesis research is to understand the real estate market on the Adriatic coast in order to identify investment opportunities and comprehend market dynamics. The study can contribute to better preparation for strategic decision-making by investors, real estate agencies, and other stakeholders. Analyzing property sales and price movements provides insights into demand, growth prospects, and potential challenges faced by the market. Findings from the research on real estate on the Adriatic, including price movements and buyer structures, enable an understanding of key trends and market dynamics in the region. The research revealed that despite fluctuations, the real estate market on the Adriatic coast retains its dynamism and attractiveness to buyers. While property prices have been rising, especially along the coast, trends indicate slower growth compared to previous periods, which is linked to economic and climatic factors. The buyer structure showed significant interest from foreign nationals, with a focus on neighboring countries and broader international markets. Key challenges include declining domestic and foreign demand, as well as rising interest rates.
