Abstract

Ovaj rad analizira utjecaj uvjeta financiranja, uključujući kamatne stope i volumen kreditiranja, na cijene stambenih nekretnina u Hrvatskoj. Svrha istraživanja je identificirati ključne faktore koji utječu na promjene cijena nekretnina te pružiti preporuke za stabilnost i rast tržišta. Ciljevi rada uključuju analizu trendova u cijenama stambenih nekretnina, utjecaj kamatnih stopa na potražnju za nekretninama te evaluaciju utjecaja kreditiranja na cijene. Metodologija se temelji na kvantitativnim i kvalitativnim tehnikama, uključujući deskriptivnu statistiku i grafičku analizu, kako bi se prikazali trendovi i veze između kreditne aktivnosti banaka i kretanja cijena nekretnina. Podaci su prikupljeni od Hrvatske narodne banke i Državnog zavoda za statistiku, obuhvaćajući razdoblje od 2012. do 2022. godine. Glavni zaključci istraživanja pokazuju snažnu povezanost između kreditne aktivnosti i rasta cijena nekretnina. Preporuke uključuju jačanje regulatornih mjera za očuvanje financijske stabilnosti te poticanje novih stambenih projekata kako bi se smanjio pritisak na cijene nekretnina.

Abstract (english)

This paper analyzes the impact of financing conditions, including interest rates and lending volume, on housing prices in Croatia. The purpose of the research is to identify key factors influencing housing price fluctuations and provide recommendations for market stability and growth. The objectives include analyzing trends in housing prices, examining the impact of interest rates on demand, and evaluating the effect of lending on real estate prices. The methodology relies on quantitative and qualitative techniques, such as descriptive statistics and graphical analysis, to illustrate trends and connections between bank lending activity and housing price movements. Data were collected from the Croatian National Bank and the Croatian Bureau of Statistics, covering the period from 2012 to 2022. The main findings show a strong correlation between lending activity and housing price growth. Recommendations include strengthening regulatory measures to maintain financial stability and encouraging new housing projects to reduce price pressures.
