Abstract

Diljem zapadnog svijeta prisutan je trend starenja stanovništva, zbog čega se svjetsko gospodarstvo suočava s velikim financijskim opterećenjima. Hrvatska u tome nije iznimka, kao tradicionalna i mala zemlja s velikim udjelom starijih osoba koji se kontinuirano povećava. Stoga je nužno pronaći rješenja i formirati mjere kojima bi se umanjio financijski pritisak koji prati negativni trend starenja stanovništva jer se njegov nastavak očekuje i u budućnosti. Pritisak se posebno ističe u područjima zdravstvenih, društvenih i osobnih troškova zbrinjavanja starijih te općenito u potrebi za poboljšanjem njihovog životnog standarda. Hrvatske mirovine se smanjuju a mirovinski fondovi su preopterećeni. Prema tome, kao potencijalno rješenje ovom problemu predlaže se model financiranja starije populacije obrnutom hipotekom. Model obrnute hipoteke mogao bi pružiti rješenje za velik broj osoba starije dobi, kako za poboljšanje socijalne situacije tako i za podizanje njihovog životnog standarda. U radu se istražuje mogućnost implementacije navedenog financijskog proizvoda na hrvatsko tržište.

Abstract (english)

Throughout the western world a population aging trend is present, due to which the economy faces substantial financial strain. Croatia is no exception, as a small, traditional country with a growing older population. Given that fact, it becomes necessary to try and find solutions and measures to reduce the financial pressure accompanying the trend of aging, because it is expected to continue into the future. That pressure is especially apparent in the areas of health, social and personal costs of elderly care and the general need of improving their living standards. Croatian pensions are getting smaller and pension funds are becoming overloaded. Therefore, a potential solution to this problem is the model of financing the older population with reverse mortgages. The reverse mortgage model could offer a solution for a large number of elders by improving their social situation and raising their living standards. This paper explores the possibility of implementing that financial product on the Croatian market.
