Abstract

U posljednjim desetljećima sve se snažnije primjećuju i analiziraju korištenja stambenih kredita u Republici Hrvatskoj zbog činjenice da stanovnici nisu u mogućnosti riješiti stambeno pitanje samostalno zbog velikog rasta cijena nekretnina i niskih plaća. Republika Hrvatska je prepoznala taj problem i u suradnji s bankama je pokrenula program sufinanciranja stambenih kredita, kupnje nekretnine ili adaptacije. Postoje razne prednosti kod ugovaranja stambenih kredita kod stambenih štedionica za razliku od ugovaranja kod banaka. Neke od ključnih prednosti su što država sufinancira određeni dio kredita i što je kamatna stopa fiksna za vrijeme otplate kredita. Trenutno u Hrvatskoj djeluju samo tri stambene štedionice, od kojih je i Raiffeisen stambena štedionica na temelju koje je napravljen ovaj rad. U radu je obrazložena važnost uključivanja svih zaposlenika u proces ostvarivanja ciljeva organizacije te provedba i implementacija strategijskih odluka. Navedena je važnost donošenja strateških odluka u uvjetima neizvjesnosti i turbulencije okoline, kako bi poduzeće moglo nastaviti s uspješnim poslovanjem. Objašnjen je financijski sustav Republike Hrvatske kroz povijest kao i položaj stambenih štedionica, te prednosti i nedostaci u odnosu sa bankama. Provedena je financijska analiza Raiffeisen stambene štedionice na temelju analize financijskih izvještaja i financijskih pokazatelja.

Abstract (english)

In recent decades, the use of mortgage loans in the Republic of Croatia has been increasingly noticed and analyzed due to the fact that residents are unable to solve the housing problem on their own, due to the high growth of real estate prices and low salaries. The Republic of Croatia has recognized this problem and, in cooperation with the banks, has initiated a program for co-financing mortgage loans, purchase of real estate or renovation. There are various advantages to contracting housing loans in residential saving banks as opposed to contracting with banks. Some of the key benefits are that the government co-finances a portion of the loan and that the interest rate is fixed during repayment. Currently, there are only three residential savings banks in Croatia, of which is Raiffeisen residential saving bank on which base was this labor made. This labor explains the importance of involving all employees in the process of achieving the goals of the organization and the implementation of strategic decisions. The importance of making strategic decisions in the conditions of uncertainty and turbulence of the environment is listed, so that the company can continue to business successfully. The financial system of the Republic of Croatia is explained throughout the history, as well as the position of residential saving banks and the advantages and disadvantages regarding to banks. The financial analysis of the Raiffeisen residential saving bank was conducted which based on the analysis of the financial reports and financial indicators.
