Abstract

Statistička analiza tržišta nekretnina predstavlja metodu prikupljanja, istraživanja i predstavljanja velikih količina podataka kako bi se otkrili temeljni obrasci i trendovi na tržištu nekretnina. Analiza vremenskih nizova usmjerena na obradu tržišta nekretnina u Hrvatskoj, specifičan je način analize niza točaka podataka prikupljenih tijekom određenog vremenskog intervala. U analizi vremenskih nizova, analitičari bilježe podatke u dosljednim intervalima tijekom određenog vremenskog razdoblja, umjesto da podatke bilježe samo povremeno ili nasumično. Međutim, ova vrsta analize nije samo čin prikupljanja podataka tijekom vremena. Ono po čemu se podaci o vremenskim nizovima razlikuju od ostalih podataka je to što analiza može pokazati kako se varijable mijenjaju tijekom vremena. Statistička analiza tržišta nekretnina u Hrvatskoj u kontekstu izračuna baznih i verižnih indeksa, stopa promjene istih te temeljnih statističkih pokazatelja pokazala je rastuće trendove od 2017. godine na dalje. Analiza je provedena u posljednjih 10 godina, gdje su i numerički pokazatelji vremenskih nizova numerički potvrdili trendove na tržištu nekretnina. Ovi pokazatelji i njihov izračun su dobra opcija i temelji na kreiranje prognostičkih perspektiva kretanja statističkih varijabli na hrvatskom tržištu nekretnina u narednom razdoblju od barem 10 godina. Aktualna analiza ukazala je da je hrvatsko tržište nekretnina uvelike podložno i ovisno o globalnim tržišnim trendovima te da su investicije u nekretnine osjetljive na snažne globalne promjene. Moguće je zaključiti kako je hrvatsko tržište nekretnina aktualno i uspješno te da je uspješno prebrodilo dosadašnje krize koje su poremetile njegove trendove. Uporaba statističke analize vremenskih nizova dobra je metoda uvida u aktualno stanje tržišta nekretnina i značajan pokazatelj njegova budućeg uspjeha.

Abstract (english)

Statistical real estate market analysis is a method of collecting, researching, and presenting large amounts of data to uncover underlying patterns and trends in the real estate market. Time series analysis aimed at processing the real estate market in Croatia is a specific way of analyzing a series of data points collected during a certain time interval. In time series analysis, analysts record data points at consistent intervals over a period of time, rather than recording data points only occasionally or randomly. However, this type of analysis is not just an act of collecting data over time. What makes time series data different from other data is that the analysis can show how variables change over time. The statistical analysis of the real estate market in Croatia in the context of the calculation of base and chain indices, the rate of change of the same and fundamental statistical variables showed growing trends from 2017 onwards. The analysis was carried out in the last 10 years, where the numerical indicators of the time series showed a correlation with the current trends in the real estate market. These indicators and their calculation are a good option and are based on the creation of prognostic perspectives on the movement of statistical variables on the Croatian real estate market in the next period of at least 10 years. Current analysis has shown that the Croatian real estate market is largely subject to and dependent on global market trends, and that real estate investments are sensitive to strong global changes. It is possible to conclude that the Croatian real estate market is currently successful and that it successfully overcame the previous crises that disrupted its trends. The use of statistical analysis of time series is a good method of insight into the current state of the real estate market and a significant indicator of its future success.
