Abstract

Građevinska industrija ima značajno mjesto u gospodarstvu, odnosno ima velike učinke na agregatnu proizvodnju i zaposlenost. Zbog njezine iznimne važnosti, zabrinjavajuća je činjenica kako statistika u ovom području već duže vrijeme pokazuje negativne trendove. Pad obujma građevinskih radova i rast nezaposlenosti u ovom sektoru samo su neki od pokazatelja koji ukazuju na veliku zahvaćenost krizom. Analiza vanjske i unutarnje okoline poduzeća građevinske djelatnosti pokazuje signale koji mogu poboljšati poslovanje poduzeća. Nadalje, manjak velikih infrastrukturnih projekata i opće stanje u gospodarstvu kočnica je koja priječi poduzeća građevinske djelatnosti u daljnjem razvoju. No, usporedbom sa zemljama članicama EU možemo zaključiti kako postoje zemlje u kojima se građevinarstvo pokazalo relativno otpornim na krizu. Sustav ranog upozorenja pomoću kvalitativnih i kvantitativnih instrumenata može pomoći ovladavanju krize i preventivno djelovati na nju. Kvalitativni instrumenti u ovom sektoru pokazuju nedopustivo nisku razinu rukovođenja te nerazumijevanja marketinškog miksa. Informacijski sustavi, kao što su upravljanje kvalitetom i upravljanje projektima ne smiju biti izostavljeni iz suvremenog poslovanja.

Abstract (english)

The real-estate industry plays a significant role in the economy by affecting aggregate production and employment. Due to its importance, it is a troublesome fact that, for a long while now, the industry has been showing negative trends. The fall in construction volume and unemployment rise in this sector are just some of the indicators of the negative effects of the global economic crisis on this industry. Business environment analysis in real-estate signalizes the company on how to improve its performance. Furthermore, the lack of large infrastructure projects and the general state of the economy are disabling further growth in the real-estate industry. However, by comparing EU member states one can conclude that there are countries in which the industry seems immune to the recession. Early warning systems, through their quantitative and qualitative instruments, can be helpful in overcoming and preventing economic downfall. Qualitative instruments in the real-estate industry show an unacceptably low level of management and marketing mix understanding. Information systems, like quality management and project management cannot be excluded from modern business.
