Abstract

Danski model stambenog zbrinjavanja je jedan od najboljih na svijetu. Unutar rada su obrađeni institucionalni i regulatorni okvir danskog modela, kao i tržište danskih pokrivenih hipotekarnih obveznica koje čine najveću posebnost modela. Primarna svrha analize danskog modela je njegov potencijal u vidu pružanja najboljeg primjera za krajnju uspostavu modela stambenog zbrinjavanja putem tržišta kapitala u Republici Hrvatskoj. Uzimajući u obzir stečene spoznaje pri analizi danskog modela, i uvažavajući posebnosti individualnog nacionalnog gospodarstva, u radu se zaključuje da uspostava tržišno orijentiranog modela stambenog zbrinjavanja u Republici Hrvatskoj ima dugoročno veliki potencijal koji nadilazi namjenu od posebnog društvenog interesa poput stambenog zbrinjavanja, već otvara put unaprijeđenju institucija unutar tradicionalno neefikasnih sektora poput državne uprave i pravosuđa.

Abstract (english)

Danish housing finance model is one of the best in the world. The present paper sets out to explore the institutional and regulatory framework of the Danish model, as well as the Danish mortgage bond market, which is one of the key features of the model. Primary motivation behind the analysis of the Danish model is its potential to serve as a benchmark for the possible implementation of the same framework, as well as the ultimate establishment of a capital market driven housing finance model in Croatia.While taking into consideration the acquired cognitions while analyzing the Danish model, and also noting the inherent differences between national economies, it is concluded within the paper that the establishment of a capital market driven housing finance model in Croatia has great long term potential which surpasses housing finance as a social issue, but also paves the way for the improvement of institutions within traditionally underperforming sectors such as state administration and justice system.
